Depending on the state, once they “establish” residence, it’s f~~~ing impossible to evict them. My parents had a second house they were trying to sell, but they leased it to me and I sub-leased with their permission. The woman who rented one of the rooms absolutely destroyed it. She had a big dog and she kept the door closed, so I had no idea how much damage was being done.

But that was all after I had to get a court order to evict her, which was a long process because after she had mail and a couple bills establishing “residence”, it was out of my hands.
