Apparently I am soon to receive an interesting proposition regarding my condo.
Allow me to set the “stage”.
My friends and family know I am gearing up to vacate this cess pit city as soon as I can get rid of my condo at a reasonable price.
So far the only “offer”to buy I received was 50k under market value. So it’s not selling in the near future. I can afford to wait it out.Now the proposition forthcoming is to rent my place out.
I rented it out for a year once before in 2009. Not a good experience in any respect and actually cost me 20k + due to repairs.Here’s the kicker…
My ex wife floated the idea to my daughter.

Her thinking is that while she rents my current condo. (rent including all utilities and fees), I move to where I want to be and rent there until I can buy a new home.
While she moves here without a job lined up, to be closer to our grandson.Ya, let me hop right onto that toots.
Sure I’ll gladly pay to maintain 2 households at my age. 20 years after I divorced her, and raised my daughter alone.

The people you rented to must have been complete pigs if they caused over 20k in damages during a one year lease.
It’s def possible to find a clean and responsible tenant.I’ve been in the roommate finding business for over 10 years and as long as you lay out the ground rules from the very start most people usually abide and even appreciate your transparency.
Especially since you aren’t in a rush to get a tenant you can take all the time you need go finding the perfect fit that protects your property.There are online companies that even do back ground checks if you need that extra sense of security to make sure they aren’t closet meth heads.
I think you should give it a shot especially if you still live in the same city and can drop by the place to “fix” something at the drop of a dime. If you’re in another state I’d def hire someone trustworthy to do this for you. To vet the proper tenant etc.
But you can usually tell after the first three months if they’re complete pigs or if they’re respectful of your place. My point being, you can def find tenants who would treat your rental like they owned it themselves.
It’s better to try it than to have it sitting there making you nothing (especially when no one can predict when the market in your area is going to improve again).

As for the condo, I’d look into renting it out through an established property management company. They’ll vet their renters pretty thoroughly and will have no qualms about pulling regular inspections. You can also tell them you’re interested in “rent to own” tenants.

Fortunately, I’m almost in a position that I can afford to let it sit empty until it sells. That for me, is the best option.
There is no way, I’m going to allow any other person to establish any form of “substantive relationship” with me OR my assets (except for my grandson- who gets everything when I die). You know the market you’re in, we do not. You know the specifics of your situation, we do not.
